Payment Policies

PAYMENT POLICIES

 

INITIAL PAYMENT

When we receive your booking,  we ask that you confirm your reservation by paying half of your balance due (including tax and, when applicable, additional fees).  Please understand that we cannot hold specific dates for you without this initial payment.  

Please understand that by putting your credit card information in our booking engine, you are giving us permission to charge you this initial payment from the card used to hold the reservation.  If you wish to instruct us otherwise, please make a notation in the reservation request form. 

Please understand that we are unable to HOLD specific dates without this initial payment. 

Cancellation is free in the first 24 hours after booking.

 

BALANCE DUE  

Your remaining balance is due three weeks prior to arrival.  Final Payments more than seven business days delinquent without communication may also be considered a cancellation. Please communicate with us if you wish to make alternate payment arrangements. We will gladly work with you.

Again, if you have given us your credit card information, we will automatically charge the remaining balance on its due date on the same credit card.  Please keep your credit card information current.  When paid in full, we will send a detailed confirmation with more information about your cottage as well as driving instructions.

TAXES & FEES

Published rates are exclusive of 8.3% Washington State Sales Tax and 2% San Juan County Hotel & Lodgings Tax. These taxes will be added to your rent to arrive at the balance due. 

 

CREDIT CARDS

We gladly accept Visa, Master Card, Discovery American Express and personal checks.   We have also arranged installment payment plans and will work with you so that you can enjoy a stressfree stay.

CANCELLATION POLICY

 

1.  When we receive your reservation request, we will acknowledge this with a letter and process your reservation as soon as practicable.  There is no penalty for cancellations made within 24 hours of reservation.

​

2.  Once your initial payment (half of total rent) has been processed and until 3 weeks prior to your arrival when final payment is due, your cancellation fee will be 5% of Total rent or $50 (whichever is more).  

90% of rent  already paid (or 95% of total rent) sans minimum cancellation fee will be automatically refunded.  During this period, you may also choose to keep 100% of what you paid in your account for a future stay.*

3.  Cancellations made after full payment has been received and 1 week prior to arrival will be charged a cancellation fee of 30% of total rent.   We will automatically refund 70% of rent and tax collected.  During this period, you may also choose to pay 15% penalty and keep the remaining 85% in your account for a future stay. *

​

4.  We are unable to make refunds on Cancellations made within a week (7 days) prior to arrival.  We will, however, work hard to rebook these nights for you and will, honestly refund  70% of any rent we are able to collect on the dates you have cancelled. Re-booking may require us to offer substantial discounts so your refund will be 70% of whatever (sometimes reduced) rent we collect.   Please understand that we are on an island that requires a ferry ride and last minute re-bookings are not always possible.  In some instances, that means that you may lose your entire rent.  

 

If family situations require that you consider your health, the health of an aging parent or a special needs child,  please consider purchasing travel insurance.**

Hardship Cancellations within this 1 week period -- Sudden illness (Covid 19),  Newsworthy weather events that effect your ability to travel, death in the family --  must be submitted in writing and substantiated to qualify for the 70% refund noted in #4 above.

*Future stays (at this time) are limited to visits through December, 2024

**Travel Insurance gives  "Peace of Mind."  Especially in this fast paced world with unpredictable weather events.

Cleaning fees and GRATUITY


We do not charge extra for cleaning nor do we add on automatic gratuities for our cleaning staff.  Our staff comes before your stay to prepare your cottage for your DREAM stay. They come after you leave to clean.  Because we hold our guest's "privacy" so dear, you will likely not meet any of them. However, they are the ones that go the extra mile for you. While optional, gratuities are always appreciated. We recommend $20-$30/stay (depending on length of stay) at our cottages.  

EARLY BOOKING for NEXT CALENDAR YEAR & BEYOND

 

To accommodate requests by guests planning weddings, honeymoons, milestone birthdays  and special anniversary celebrations, we accept early bookings for the NEXT calendar year from July 1- December 20.

 

We ask for a non-refundable $50 deposit to Hold the reservation. This deposit will be applied towards the full deposit, due January of the reserved year.  If cancelled, this $50 covers our minimum cancellation fee.  

Bookings made beyond December 21st will be processed and confirmed on January 1.

 

To qualify for Early Booking, the reservation must be for 5 nights or more. (if booked before October1)

 

     *Shorter bookings are accepted only when our calendar shows openings of 2 or 3 nights in duration (between previous bookings).  In that instance, our booking engine is set to accept bookings for the maximum number of nights available.  If in doubt, CALL:  360-376-2500 to confirm availability.

 

**We evaluate and change rates on about March 31st each year.  However, we guarantee the price that was in place when booking was made -- thus, if you know your dates, we suggest booking early!
